Frequently Asked Questions

For Residents

Welcome to LFR Ohio Properties!  This section of the website is dedicated to serving your needs.  Whenever you have a question about our policies, maintenance issues or need help with other matters involving your unit, you can check here as well as contact the leasing office.

Buildings are Smoke Free

As of October1 2014, all buildings are smoke free.  There is a designated smoking area located outside all buildings for residents and their guests with appropriate cigarette receptacles.  Anyone using the smoking area needs to dispose of butts and ashes appropriately.

Smoke Free  Buildings promote healthy and safe buildings for all who enter.  The dangers and health implications of second hand smoke impacts other residents and guests.  By eliminating smoking in the building, the building ventilation systems will be cleaner and we reduce the potential for safety hazards such as fires and thus making the building safer for all.  If you have questions, please contact the leasing office. Fines and legal action will be taken against residents who violate this policy.

Maintenance Requests

In in the event that you encounter a maintenance issue, please complete our work order from and submit to the Leasing Office in your building.  No work will be completed without a written work order.  If you need help completing a work order please call or visit the leasing office for assistance.  Maintenance staff will not take repair requests directly, or complete tasks without work orders. You can download and print a copy to submit to leasing office, or leave in the deposit box at the office.  Additional forms are available at the deposit boxes at the leasing offices.

If it is an after hour maintenance  emergency, please call  (937) 606-1002 and leave a message with your name, unit number and a brief description of the problem and someone will get back to you.
