Wait List

Applications can be mailed, emailed, faxed or dropped on in the building dropbox located at the main office key entrys.  You will be called for an appointment once received to complete the application paperwork.  A check or money order of $35.00/pp will be required at that time to process your application

We maintain a wait list for all locations and unit sizes.  Whether you are looking to relocate now, or in the near future, we suggest you get on the wait list.  Vacant units will be filled from the wait list first.  The wait list is determined by the date the application was received and by unit size requested.  When a unit becomes available, the next person/family on the wait list will be notified. 


We offer affordable housing to low income individuals and families in Wapakoneta and Sidney Ohio. Qualifying applicants must not exceed the maximum gross annual household income level set by HUD.  All units are smoke free. Pets are welcome with restrictions and additional deposit and fees apply. A pet application must be submitted and approved by management.  Minimum lease term is 12 months. 

To schedule a showing, contact the leasing office to make an appointment. If we do not have any available units at the time of your application, you will automatically be placed on the waiting list for the next available unit. 

Once your application has been received and there is an available unit, an interview appointments will be scheduled.  There is an application fee of $35.00 per adult (18 or older) is required at time.  All adults that will be living in the unit will need to be present for the interview meeting.  Applicants should be sure to have all the necessary and required documentation at the time of the interview appointment. We verify all income and assets, and conduct a credit and criminal background check on all applicants.

Home Choice Vouchers Accepted

We accept Metropolitan Housing Choice Vouchers from Allen County, Logan County and Shelby County. We also work with most local agencies that assist with rent and move in expenses.  We are a project based community and rents are not based on your income. If you need income based rent, you need to contact a local Metro office. Minimum lease term is 12 months.

Application Process

We comply with Ohio Finacince Housing Authority (OFHA) and HUD Guidelines and Verification of all income and assets, On average, it can take up to 14 day days to process and application, depending on documentation returned in a timely manner.  

The application process is as follows:

  • Submit Application with all questions answered
  • In Person Interview meeting to sign 3rd party verification documents as listed on Documentation Needed above
    • all individuals 18 or older who will be living in the unit must be present for interview appointment.
    • individuals not listed on the application over 18 may not be added to the lease for the first 12 months of the lease and then must be qualified and household income must meet LIHTC income limits
  • Pay the application fee by check or money order - NO CASH ACCEPTED
  • Income and Assets are sent out to be verified by Company/Agency/Bank
  • Landlord Inquiries are sent out and reviewed for the last 5 years
  • Criminal and credit background checks are completed
  • Income, Assets and other criteria are reviewed to determine if qualified before approving an application
  • Application approved and move in is scheduled

Pet Screening Portal

All pet owners must submit a pet application asnd compelte the online pet screening.  Additional paperwork may be required in addition at time of application processing.
