Leasing Requirements

All households must meet income limits (see chart below) by household size to qualify to live on the property.  Adults 18 and older must  verifiy all income and assets.  We perform a criminal and credit background check as well. All household members must be in good standing with current and [ast landlords for the last 5 years.


Canal Place Apartments are located within the historic downtown area of Sidney, Ohio, and offer affordable apartment living. The building was originally constructed in 1915. It was formally known as The Oldham Towers and the Kaufman Building.  It has served many purposes over the years, including a department store before it was renovated in the mid 1990's into affordable housing units.

There are a total of 55 spacious apartments, consisting of studio, one, and two bedroom units that offer open living and kitchen areas,  large closets and more.  There is a secure entry system and on-site management that work together to safeguard residents.  Our apartments offer all the privacy you desire, while the community room provides opportunities to socialize with neighbors and entertain your family and friends.  Enjoy a game of pool, or join in at the weekly Bible or Torah Study groups or just meet and chat with friends. The room can be reserved for those larger functions and events by residents and outside community members.

There is an on-site laundry facility, indoor mail room, elevator, off-street parking with gated entrance, and designated outdoor smoking area with picnic table.  The Barnett family and the Torah Study Group help replenish the onsite food pantry twicea month for residents. There is 24/7 video surveillance of common areas of the building that are monitored by staff.

Canal Place Apartments offers independent living in affordable housing with easy access to shopping, theater, restaurants, municipalities and financial institutions.
